As typical with most summertime seasons, the real estate market in Englewood, Port Charlotte, North Port and surrounding areas have slowed down.  The “high season” in Southwest Florida is in the winter, usually from November to March.  This is the time when our population is greatest.  Our seasonal residents make the most out of the terrific winters here during those months.  The summer months or “low season” is usually slower with less going on with regard to real estate and general economic activity.

Even though a slow real estate market is expected in the summer season, this summer’s market has been much slower than normal.  Partially this is because of the previous four years worth of spectacular activity, which has spoiled many of us in the real estate market.  Now that we are back to a “normal market,” we feel as if the market has shut down. 
The reason for the real estate slowdown in Southwest Florida is five-fold.

Sarasota County Tax Break

SARASOTA -- Sarasota County taxpayers got some good news Wednesday thanks to rising property values.

County commissioners agreed to reduce the millage rate by .40 mill for the coming fiscal year.

The action came as an amendment to an initial resolution to reduce the rate by only .25 mill.

The initial reduction would have resulted in a so-called aggregate millage of 3.8439 for the coming year, opposed to the 4.0939 for the current year. Reducing the millage by .40 brought that amount down to 3.6939.

A mill equals $1 per $1,000 of assessed property value. This means the owner of a home assessed at $125,000 with a $25,000 homestead exemption would pay about $370 in property taxes with the new rate.

This tax money is used for the General Fund, the Transportation Fund, Environmentally Sensitive Land Acquisition Funds, Debt Service Funds, the Sarasota County Mosquito Management Fund and various countywide districts.

Charlotte County to reduce tax rate

County to reduce tax rate

Charlotte County commissioners Tuesday agreed to reduce the countywide property tax rate by 0.28 mills as a "gesture" to taxpayers that further cuts can be expected by September.

The millage reduction was the commission's initial response to a 50 percent increase in the county's taxable value, which would generate $42 million more in anticipated revenues if tax rates remained the same.

The reductions authorized Tuesday slashed 0.25 mills from the general fund and 0.03 from the public health levies, lowering the countywide millage rate from 5.3709 to 4.0909.

Commissioners also trimmed the public safety unit millage rate -- assessed to all county taxpayers but Punta Gorda landowners -- by 0.35 from 1.8524 mills to 1.5024.
